Cozy pocket neighborhoods have sprawl on the move

…Developer Casey Land had always worked on large projects, such as shopping centers and multifamily units. Three years ago, partly inspired by Chapin’s cottage industry, Land decided to build the Inglenook Neighborhood in Carmel, a suburb of Indianapolis.
“A couple of times I had printed off little pictures of (Chapin’s) cottages,” he says. “Everybody always said, ‘That’s perfect for my mother.’ I had that comment more times than I can tell you.”
Six two- and three-bedroom cottages, ranging from 1,100 to 1,800 square feet plus a basement, are under construction in the first phase. Price: $200,000 to $400,000.
Land Development & Building Co. is putting Inglenook on 27 acres surrounded by existing development…

Buyers Snap Up Small Homes; 1,000 Square Feet for $599,950

…In Indianapolis, developer Casey Land learned of the small home developments in an industry magazine and hired Mr. Chapin for a 21-cottage project. The houses will range in size from 875 to 1,600 square feet. At first, Mr. Land says, his bankers were skeptical, especially those living in 3,000-square-foot homes. “We’re all downsizing,” he says. “It’s tough to do, but we’re all getting there.” He predicts the social life will be a stronger draw than square footage. “These days, we drive to the house, open the garage door, go in,” he says. “But it’s important to get to know your neighbors. I think people miss that.”
Developer gains OK to build smaller homes near 98th Street, Westfield Boulevard
The Carmel City Council approved new plans for more affordable and smaller homes in a housing development that will soon start taking shape at 98th Street and Westfield Boulevard. Pittman Partners will begin work on Aramore, a 27.4-acre development, in October (2009).

The developer’s newly approved plan now includes 26 bungalow and cottage-style detached single-family homes in at least one portion of the development, Churchill said. The single- and two-story homes would range from 800 square feet, not including garage space, to 2,200 square feet, including extra storage. The council voted 6-0 in favor of the changes Monday night. Councilman Joe Griffiths was not at the council meeting. Churchill said he hopes homes will start at $175,000, which pleased many of the council members. The company will likely start work on the development in October. Lots should be available in the fall and homes in the spring, Churchill said.
